If you hit pause on your home search this summer, you may want to dust it back off. New research points to mid-September as the strongest stretch of the year for buyers to negotiate here in Dallas–Fort Worth and that's right around the corner. 

Why September Works in Your Favor

The busiest part of the market is already behind us. According to Redfin's analysis, the season tends to unfold in three phases:

• Most new listings arrive in late June
• The freshest inventory peaks in early-to-mid August
• The best deals show up in mid-September 

By early fall, homes that were listed back in spring and haven't sold start to feel some pressure. Sellers who've been waiting for the right offer often become more open to trimming the price or offering concessions: closing-cost help, repairs, a rate buy-down. It’s also noted that much of Texas currently has roughly twice as many sellers as buyers, which tips more negotiating power toward you.

For those of us shopping in Plano, Frisco, Carrollton, and the surrounding North Dallas communities, that combination is worth paying attention to.

The Trade-Off to Keep in Mind

More room to negotiate doesn't automatically mean it's your moment. Waiting for fall usually means choosing from fewer brand-new listings, since the widest selection came earlier in the summer. The right time to buy still comes down to your budget, your timeline, and what you need in a home, not the calendar alone.

The buyers who do best in this window are the ones who show up prepared: pre-approved, clear on their must-haves, and ready to move with a smart offer strategy when the right home appears.
