For much of the past three years, nearly every real estate conversation has centered on one question: “When will mortgage rates come back down?”

 

It’s an understandable question. After all, who wouldn’t want to borrow money at 3% again? But here’s the honest reality: those rates were an anomaly and not a baseline and waiting for their return is likely keeping many people stuck on the sidelines unnecessarily.

 

 

The Truth About 3% Mortgage Rates

 

Ultra-low mortgage rates didn’t exist because they were “normal.” They existed because they were emergency economic stimulus during an unprecedented global crisis.

 

Even historically:

  • In the 1950s, mortgage rates hovered around 4%
  • Over the last 30 years, the most common range for a 30-year fixed mortgage has been 5%–7%
  • The long-term midpoint sits around 6%–6.5%

 

That means today’s rates while higher than the pandemic years are not historically abnormal. In many ways, we’re experiencing a return to normal, not a crisis.

 

 

Why the Framing Matters

 

When headlines and conversations focus on every quarter-point movement it sends an unhelpful message: that housing decisions should be based solely on interest rates.

 

But housing decisions aren’t rate decisions.

 

They’re life decisions.

 

People move because of:

  • Family changes
  • Career opportunities
  • Lifestyle shifts
  • Downsizing or upsizing needs
  • Financial strategy and long-term goals

 

Rates matter, yes but they are one variable, not the whole equation.

 

 

A Quiet but Important Shift Is Happening

 

There’s another encouraging trend, for the first time since the pandemic, the number of U.S. mortgages above 6% now roughly equals the number below 3%. Why does that matter?

 

Because it signals a slow easing of the so-called “lock-in effect.”

 

Many homeowners who once felt anchored to ultra-low rates have already:

  • Tapped into equity through HELOCs or home equity loans (often at 7%+)
  • Experienced lifestyle or space changes that outweigh the benefit of staying put
  • Begun to prioritize mobility and quality of life again

 

This doesn’t mean a flood of listings, but it does point to a healthier, more balanced normalization of the market.

 

 

A More Honest Market Rewards Better Advice

 

Today’s market requires a different approach.

 

It calls for:

  • Clear education, not hype
  • Thoughtful pricing and strategy conversations
  • A holistic view of affordability — including payments, equity, lifestyle, and long-term plans

 

Waiting for 3% rates to return isn’t a strategy.

It’s a hope, and hope isn’t a substitute for good advice.

 

Normal Markets Are Healthy Markets

 

Normal markets:

  • Create better decisions
  • Reward preparation and professionalism
  • Build trust instead of whiplash expectations
  • Support long-term stability rather than short-term frenzy

 

This is not a bad market, it’s a more honest one.

 

And in markets like this, having the right guidance matters more than timing a headline.
